			<content:encoded><![CDATA[<p>Boerne Independent School District, in Boerne, Texas, has been a top performing district for years.  In the fall of 2008 they became a cutting edge district when they open their new Eco-Friendly High School, Samuel V. Champion High School. </p>
<p>Champion High School’s eco-friendly design incorporated many green elements.  Recycled limestone is used for the building’s base, trees removed from the site were turned to mulch for the landscaping, Energy Star equipment is used for all mechanical systems, and dark-sky lighting is used for athletic and exterior illumination.</p>
<p>The school also boasts a rainwater harvesting system which is the first of its kind in Texas.  The system will collect over 1 million gallons of surface runoff, roof runoff and condensation from air-conditioning systems.  They system will store over 250,000 gallons of water.  </p>
<p>The environmentally friendly school as well as renovations to Boerne High School were a result of a voter-approved bond issue in 2004.  The District worked to be cost efficient with bond funds while building the new, state of the art building and renovating the old high school  Grade re-structuring was a result of this and ninth-graders will now attend the high school instead of the middle school</p>
<p>Other improvements to district schools will be made as soon as funds become available.  Fair Oaks Ranch Elementary, Fabra Elementary and Curington Elementary schools will have major renovations.  Boerne Middle School North and Boerne High School will get new gymnasiums.  Also on the drawing board is a new elementary school and up-graded security for all schools. </p>
<p>As a result of Boerne’s population growth in recent years, fall of 2009 will mark the first time the district has operated two high schools.  The Boerne Independent School District’s planning will help it remain one of the best districts in the area—a major reason more families are moving to Boerne.</p>

<p>1) How Much Am I Going To Pay In Taxes?</p>
<p>One of the things to remember in purchasing land to build on at a later date is what are the taxes going to cost me from the time that I purchase the property until the time I actually build on the property?</p>
<p>Now this time may vary from just a few months to several years. Depending on how long it takes you build and the area where you purchase the property, this can be a significant cost to consider.</p>
<p>There are several developments where the taxes may be less than $50 per year due to Wildlife Agricultural Exemptions allowing you to spend your money on buying more land or saving money for building your home. Make sure you ask your agent about this.</p>
<p>2) Do I have access to high speed Internet and other utilities?</p>
<p>This can be a very important question. In this day and age you are going to want to have access to high speed Internet and utilities. You also want to make sure that you won&#8217;t have to pay an arm and a leg to run electric to your lot. Never assume these things and make sure you ask about them.</p>
<p>3)  How about water?</p>
<p>Having access to water, be it from a public source or drilling a well is an important question to answer. While it may seem basic, again, make sure you ask your agent about it.</p>
<p>If you have access to public water, how much are the tap fees? If you already have a well, how deep is it and does the pump work? If it does not have access to public water and there is no well, ask how far you will have to drill to get drinkable water.</p>
<p>If you ask these 3 questions before you purchase, you will be able to make a much better decision and truly get the best deal when your purchase land in Texas Hill Country.</p>

<p>The Limestone Grille‚ a fine dining establishment located inside Ye Kendall Inn. The menu boasts a variety of salads, steak, grilled fish and yummy deserts. The service always gets an excellent rating.</p>
<p>If you&#8217;re not ready to turn in after dinner‚ enjoy a glass of wine and conversation at The Boerne Grille on Main Street or Naples Restaurant Martini Bar.</p>
<p>The Bear Moon Bakery offers hearty breakfasts including a breakfast buffet as well as coffee and fresh-baked muffins‚ breads‚ pastries and desserts.</p>
<p>River Rock Café‚ which was awarded the San Antonio Readers&#8217; Choice for best outdoor dining in 2005. It is a 15-minute drive from Boerne and is located in Fair Oaks Ranch. An inviting courtyard makes a nice backdrop for the wonderful menu featuring wild fish‚ angus beef and free-range chicken. Lunch items include chicken salad on homegrown field greens‚ baby spinach and portabella quesadillas‚ and a smoked chicken and Brie wrap with raspberry chipotle sauce.</p>
<p>The Cypress Grille is located in the Crescent Quarters hotel and offers upscale dining.</p>
<p>The Creek serves sandwiches‚ fish‚ pasta and venison in an old building overlooking Cibolo Creek.</p>
<p>More casual dinners can be found at The Dodging Duck Brewhaus or Hungry Horse Restaurant.</p>
<p>The Peach Tree Café‚ a quaint tearoom on Main Street, is the perfect place for Sunday brunch. Sunday brunch from 11 a.m. to 2 p.m. includes mimosas and favorites such as eggs benedict‚ biscuits and gravy‚ and quiche. They are also a popular lunch location serving soups‚ salads, a hot entrée of the day‚ and cheese rolls hot out of the oven. For dessert‚ they have homemade peach cobbler‚ chocolate cake among other treats.</p>
